Winter-Proofing Your Rental: What Every Alberta Tenant Needs to Know Before the First Freeze

Heat, Utility Bills and Frozen Pipes, Explained

CM Bright Prospects · Leduc, Alberta · October 2026

So far in this series, we've covered the documents you need to rent in Alberta and how to spot a rental scam. You found a real place, you signed the lease and you got the keys. Now comes the part nobody warns you about: your first Alberta winter.

In Edmonton and Leduc, the first hard freeze usually arrives by late October, and temperatures of -30°C aren't unusual in January. Winter is when heating problems, frozen pipes and surprise utility bills show up. A little preparation now saves you a lot of stress (and money) later.

New to Canada? Many newcomers are surprised that heat and electricity can be the biggest bill after rent. In Edmonton, heat and electricity for a rental often run $160 to $280 a month, and can go past $350 in the coldest months. Plan for it now.

What Your Landlord Must Provide

What You're Responsible For

Understanding Your Utility Bill

First, check your lease. In Alberta, you only pay for the utilities your lease says you pay for. If heat is included in your rent, your landlord can't start charging you for it partway through the year.

If utilities are in your name, here's what helps:

Winter disconnection protection: Alberta has rules that limit when energy companies can cut off your service in winter. Electricity can't be disconnected until April 15, natural gas can't be fully disconnected starting November 15, and no disconnection is allowed when sub-zero temperatures are forecast within 24 hours. You still owe the bill, so if you're falling behind, call your provider early and ask for a payment plan.

Your Pre-Winter Checklist

Do this now Why it matters
Find your water shut-off valve If a pipe bursts, shutting the water off fast can save your belongings and your deposit.
Test the heat on every floor Find a cold room before the first cold snap, not during it.
Test your smoke and CO alarms Your furnace will run almost nonstop for the next five months.
Get tenant insurance Your landlord's insurance covers the building, not your things. Water damage from a burst pipe is one of the most common winter claims.
Unhook garden hoses A hose left attached can freeze back into the outdoor tap and crack the pipe inside the wall.
Save your landlord's emergency number Heat problems don't wait for business hours.

If Your Heat Goes Out

How We Do It at CM Bright Prospects

Every fall, we check the furnaces in our units, replace filters and test smoke and carbon monoxide alarms before the cold arrives. Our tenants have an emergency contact for heat problems, because a furnace issue at -30°C can't wait until Monday. If you're renting with us and something doesn't feel right this winter, tell us early. That's always easier for everyone.
