Do You Really Need Tenant Insurance? Here's Why It Protects You This Winter

What It Covers, What It Costs, and What Your Landlord's Policy Doesn't

CM Bright Prospects · Leduc, Alberta · October 2026

In our winter guide, we said that water damage from a burst pipe is one of the most common winter claims. Here's the question that follows: if a pipe bursts and soaks your couch, your laptop and your kids' clothes, who pays to replace them?

Many renters assume it's the landlord. It isn't. And by some estimates, about 4 in 10 Canadian renters don't have tenant insurance at all, even though it often costs less than a streaming subscription or two.

The short answer: your landlord's insurance covers the building. It doesn't cover your belongings, and it doesn't protect you if someone gets hurt in your home. That's what tenant insurance is for.

What Tenant Insurance Covers

What It Often Doesn't Cover (Unless You Add It)

What It Costs

Most Canadian guides put basic tenant insurance at roughly $15 to $40 a month, depending on where you live, how much your belongings are worth, and the deductible you choose (often $500 to $1,000). Many insurers give you a discount if you bundle it with your car insurance.

Can My Landlord Require It?

There's no law in Alberta or British Columbia that makes tenant insurance mandatory. But a landlord can make it a condition of your lease, and many now do. If your lease requires it, you're expected to have it, and your landlord may ask for proof before you move in. Check your lease, and if you're not sure, ask.

How to Get Covered This Week

Step What to do
1. Make a quick inventory Walk through your home and take a video of everything you own. It takes 10 minutes and makes any claim much easier.
2. Get two or three quotes Most insurers quote online in minutes. Start with your car insurer for a bundle discount.
3. Ask about add-ons Sewer backup if you're in a basement suite, and extra coverage for any high-value items.
4. Check your lease If your landlord requires proof of insurance, send them a copy of your policy.
New to Canada? Tenant insurance may be new to you, but it's one of the simplest ways to protect what you've worked hard to build here. If English isn't your first language, many insurers and brokers can explain your policy in other languages. Just ask.

How We Do It at CM Bright Prospects

We encourage every tenant to carry tenant insurance, because it protects them as much as it protects the home. When something goes wrong, an insured tenant gets back on their feet faster, and that's better for everyone.
